Worried by the huge housing deficit in the country, the Chief Executive Officer of Richland Property and Homes Limited, Dr Ifeanyi Nwachukwu, has disclosed strategies deployed by his company to assist Nigerians in their home ownership drive.

Speaking during a press briefing in Lagos, he explained that through his diverse networks in the industry, he was helping Nigerians to discover and obtain affordable properties in fast developing areas across the country.

One of the  choice locations the company has estates for the benefit of housing seeking Nigerians, he said was Ibeju-Lekki, Lagos,  assuring them that the location is good for house development and investment.

Allaying the fear of would be subscribers on security of the properties, Nwachukwu stated that all titles ranging from registered surveys, gazette, Certificate of Occupancy and Governor’s Consent, among others, are approved by government.

Apart from buying from the units of houses being built by the company, he said that investing public could also buy land in the estates

“Since we commenced operations, our esteemed clients can testify that every property purchased from us is 100 percent safe. In keeping with our guiding vision, our clients do not need to be moneybags to acquire any of our properties.

“We have a very client-friendly payment arrangement whereby people can pay on instalments that are very affordable to many Nigerians,” he said.

Justifying  the reasons his company has a large concentration of  properties in Ibeju Lekki area of Lagos State, the Richland boss said: “Apart from its immense potentials for investments and development, the  location is fast becoming a choice area for many enterprising Nigerians to locate their homes and businesses,

“The area is strategically positioned to benefit from various government initiatives and infrastructural developments, such as the Lekki Free Trade Zone, Lekki Deep Sea Port, etc., and other industrial projects already springing up there.

“The area is also home to the Dangote Refinery with its vast network of business activities and thousands of staff, and equally the several ancillary businesses that usually spring up wherever petrochemical industries are sited.”

He applauded the Lagos State government  for opening up Ibeju-Lekki area for business and development,  assuring  would be subscribers of physical allocation of properties purchased from the  company immediately.

“In fact, once payment is made, allocation will be done immediately.

“And what we are selling is not just any property, but we offer our clients standard and smart estates with beautiful features,” he said.

Nwachukwu also assured that any property bought from the company is devoid of Omonile crisis.

“The problem of Omonile has been a nightmare to many prospective property owners. But in our case, we take the trouble of the Omoniles off our clients and totally shield them from their menace,” he said.

He also introduced another package called Land Banking, saying that prospective investors could invest in this package in any of the estates and get great return on their investment (ROI) from 20 percent (for 12 months) to 65 percent (for 24 months).

“What this means is that when you invest in a certain square metre of land in any of our estates and hold it for a certain period of time, between 12 to 24 months, we rebuy it from you and pay you both the capital and interest,” he said.

Wooing investors, the developer said the company is open for joint venture with other players in the industry.

He said: ”At Richland Property and Homes Limited, we create wealth by empowering enterprising individuals, especially young people, whom we have helped to earn passive income through real estate.”

Delving into current challenges confronting the sector, Nwachukwu called for government interventions to boost developers’ efforts to continue helping more Nigerians become happy home- owners.

He called on other states of the federation   to follow the example of the Lagos State government and make conducting searches on lands and processing titles easy for real estate companies.

“Today, in the comfort of one’s office or home, one can conduct adequate searches on any property and even start processing the title documents from there. This is a worthy initiative of the present administration in Lagos State for the benefit of the real estate industry, and we must commend him for that,” he said.
